In other words, sellers are doing their homework upfront instead of chasing unrealistic numbers and cutting later. That means fewer surprises, fewer price‑cut rollercoasters, and more straightforward negotiations.

For buyers, this shift creates a more predictable, less chaotic experience. For sellers, it means pricing right the first time — and avoiding the stigma of a price reduction.
